construction Monitoring

Commercial Construction Monitoring Services, provided by CDCC, are completed in a highly efficient manner. Our thorough and timely review of project progress and documents seamlessly protects lender interests, while allowing proper flow of funds that is critical to the health of a project. Construction Monitoring Services are typically performed monthly and include the following:

  • Visit to the construction site by a trained professional
  • Review of contractor's G702/G703 applications for payment
  • Verify percentages of completion
  • Tracking and review draw documents, including change orders, lien waivers, stored materials and comparison of work to progress schedule
  • Comprehensive report submitted to lender with a recommendation for funding, percentage of completion estimate, findings and photographs

Document Review

A review of the Construction Documents (Plans, Specifications, Contracts, Geotech Report, etc.) for completeness and congruency can prevent major problems before construction work begins and can avoid costly change orders. A Construction Document Review also works in tandem with Cost Reviews or can be performed independently.

A Construction Document Review includes the Review and Analysis of the following for completeness and congruency:

  • Architectural, Civil, MEP and Structural Plans, Specification
  • Geotechnical Reports and Environmental Reports
  • Owner / Contractor Agreements
  • Owner / Architect or Engineer Agreements
  • Surveys, Construction Progress Schedule, etc.
Construction

Cost Review

A review and analysis of the Construction Budgets can confirm the project can actually be built for the budgets proposed, and anticipate budgetary discrepancies that could have a major affect on the schedule and quality of the construction. A Cost Review is usually performed with a Construction Document Review, but can be performed independently.

A Cost Review includes the Review and Analysis of the Contractor’s Budget for:

  • Adequacy of each line item budget in comparison to project scope
  • Adequacy of the entire Project Budget
  • Analysis of Budget Allowances, Contractor Fees, and General Conditions
  • Evidence of Front End Loading

Monitoring

CDCC offers Residential Monitoring services for Custom Homes as well as Builder Lines. These inspections typically include:

  • Visit to the construction site by a trained professional
  • Review of contractor's applications for payment
  • Verify percentages of completion
  • Comprehensive report submitted to lender with a recommendation for funding, percentage of completion estimate, findings and photographs
Funds

Disbursement

CDCC offers Funds Control (also known as Funds Disbursement) as an extension of our Construction Monitoring services for projects whose contractor risks may be greater than normal, or as needed due to SBA Loan requirements. Having CDCC disperse funds directly to subcontractors and suppliers creates a detailed record of project expenses and subcontractor lien waivers.

In addition to our typical construction conitoring services, funds control includes:

  • Pre-construction meeting with key players to fulfill requirements
  • Receipt and analysis of funds disbursement
  • On-site visits by a trained professional
  • Detailed monitoring of construction subcontracts in relation to applications and budget
  • Necessary reporting and tracking to owner, contractor and lender
National

Network

For monitoring inspections in areas out of our reach, we would use an architect or other construction professional in our National Network to visit the site and take photographs for us. And although not a requirement for our services, we initially recommend a few trips from our office in order to be familiar with the site and contractor. It would be an additional travel charge of $675 for these site visits, if agreed to in advance by you.
